We cover two postcodes, RH12 and RH13: the market town itself and six places around it, all on one price list. A bedroom carpet costs £36 in every one of them, and there’s never a mileage charge. The round runs west over the bypass to Broadbridge Heath, north-east to Roffey, three miles down the A24 to Southwater, north-west to Warnham, west along the Downs Link to Slinfold and south-east into the woods at Mannings Heath.

The edges of the round
Horsham, on this site, means RH12 and RH13: the town and the six places above, all in Horsham District Council’s part of West Sussex. This is a Sussex market town with a proper market square in the middle and lanes running out to small villages. Billingshurst and Pulborough are well to the south-west and Crawley is a separate town towards Gatwick.
Old Horsham and new Horsham
Split the round in two. The older half is the Georgian and Victorian centre around The Causeway and the Carfax, much of it listed and roofed with heavy Horsham stone slabs, plus the interwar and postwar semis of Roffey and Littlehaven. The newer half is still growing: volume-builder estates at Broadbridge Heath, Wickhurst Green and Southwater, built since the 2000s. Prices are the same on both sides. One side has chimney breasts, deep sashes and a market twice a week; the other has drives and integrated ovens.
Getting around
Horsham station is on the Arun Valley line, with Southern and Thameslink trains to London Victoria, Gatwick Airport, Crawley and Chichester. Littlehaven serves the north of the town, Christ’s Hospital the south, and Warnham has a request stop. Buses leave the Carfax and the bus station for Crawley, Guildford, Worthing and the villages, and the A24 and A264 carry traffic round the edge. In practice an address on a bus route is easier to reach by nine than one at the end of a lane, and we’d rather mention that when you book than turn up late.
Market days
The Carfax markets trade on Thursdays and Saturdays from roughly 9am to 5pm, and the Saturday farmers’ market has over 40 stalls. The town-centre carriageway is closed while they’re on, so we plan town-centre start times around them. None of this applies on the estates, which is partly why Broadbridge Heath jobs often start earlier.
The same hard water across the round
Southern Water supplies the whole area from chalk at about 225 ppm, from the top of Roffey to the far end of Southwater. Kettles fur up. Shower screens cloud. Taps look worn long before they fail. We don’t list descaling as an extra because here it’s simply part of cleaning a bathroom, and it’s why a move-out clean allows proper time for a bathroom that’s gone a couple of years without attention.

Do you cover the whole of Horsham District?
We cover the town plus Broadbridge Heath, Roffey, Southwater, Warnham, Slinfold and Mannings Heath, across RH12 and RH13. Billingshurst, Pulborough and Crawley are outside our round.

Which areas can you reach soonest?
Roffey and Broadbridge Heath, both a few minutes from town, then Southwater down the A24. Warnham and Slinfold depend on when the village round is out, and a Carfax address depends on whether it’s a market day.
