Broadbridge Heath is just west of Horsham over the bypass, in RH12, and almost every house we clean there was built after 2000. Prices match the town: £156 for a studio move-out, £243 for two bedrooms, a bedroom carpet at £36 and a built-in single oven at £77.

Estate houses repeat, which helps

Wickhurst Green and the roads near it are volume-builder housing. You get standard kitchens, one integrated single oven at eye level, fitted carpet across chipboard upstairs, and the same house types repeated along the street. Once we’ve cleaned one, we have a fair idea what’s inside the next, so we can give an accurate price over the phone. A three bedroom here takes less time than one of the same size in the town centre, where the older kitchens have nooks that modern ones lack. Upstairs we use less water on the carpets and more suction, since chipboard swells.

Cleaning a new build before you move in

Lots of people book a clean just before moving in or once the snagging list is signed off. Builders leave plaster dust in window tracks and smears of silicone on the glass, and new carpet is full of loose cut fibres that take several passes to pick up. Two cleaners for three hours, £186 including kit, covers most of a first clean on a three bedroom. After an extension, fine dust keeps settling for about a week, so a deep clean here is often one main visit and a lighter return trip.

Landlords and family lets

Many of these houses are family rentals let through Horsham agents on two or three year tenancies, so the check-out key usually comes from a High Street office. Book a morning to leave time for returning it. Landlords with several houses on the estates tend to order the same thing each time: the move-out clean, the bedroom carpets at the move-out rate of £29, the stairs at £35, and the oven for another £31 if the last tenant used it much. We photograph the finished house and keep the pictures for three months.

Earlier starts on the estate

With a drive at almost every house, the carpet hose runs straight in and the day here usually starts a bit earlier than in town.

Prices for RH12

Studios are £156 to clean at move-out, one bedroom £207, two £243, three £339, four £425, and adding the oven to that clean is £31. Carpets run at £36 per bedroom and £43 per living room, with through lounges at £61 and flights at £41. A double oven booked on its own is £110. Regular weekly visits cost £23 a cleaner-hour (£24 if fortnightly). We drive through on the way to Warnham and Slinfold, so estate and village jobs often share a morning. Questions we get asked

Is Broadbridge Heath more expensive than Horsham?

No. It’s five minutes from the town centre and the prices are identical.

How much is a three bedroom move-out clean?

£339, agreed before we start. Put the oven on for £31 if you want it cleaned as well; carpets booked alongside it start at £29 a room, which agents here often want if the inventory says they were professionally cleaned at check-in.

Do you go to Wickhurst Green?

Yes, a lot of our RH12 work is there. The house types repeat, so we can usually price a job from the house type alone.

Can you clean a new build before we move in?

Yes, and it’s worth doing. Plaster dust and silicone smears survive the developer’s clean, and new carpet sheds cut fibres. Two cleaners for three hours at £186 is typical for a three bedroom.
