Southwater is three miles south of Horsham down the A24, in RH13. Once a village, it has grown into a commuter settlement round Southwater Country Park, so there are two very different kinds of house within a mile of each other. RH13 pays the same as town: move-outs from £156, carpets £36 a bedroom, single ovens £77 and team deep cleans from £186.
Cottages and estate houses
The old centre has cottages and Victorian pairs with small windows and thick walls. Around them, most of what has gone up since the 2000s is estate housing with built-in appliances, fitted carpet on chipboard upstairs and a drive. Estate houses take less time per bedroom. The older ones take more, especially the kitchen, where a chimney recess and open shelving hold far more dust than a fitted galley. The price stays the same while the hours change, which matters more for hourly team cleans than for a banded move-out.
Summer check-outs
Southwater is mostly family rentals, with few flats, and tenancies follow the school year, so end of tenancy cleans bunch up between June and September. Two bedrooms is £243 and three £339, plus £31 if you want the oven done that day. Book three or four weeks ahead if you can, as Fridays go first. Keys are usually with an agent in Horsham, so take a morning slot.
Extensions and dust
A lot of houses here have had the garage converted or an extension built recently, and fine dust keeps appearing for a fortnight however well the builders sheeted up. A one off deep clean deals with it: £186 for two cleaners for three hours with kit, up to £498 for three cleaners for six hours if you want the whole house finished in a day. Book it a few days after the last trade leaves.
Mud from the country park
Houses backing onto the country park and the woods get more mud and grass trodden in than those in the middle of the estate, and a dog doubles it. It shows on the hall carpet first, then the stairs. A hall and one flight together is a common February booking: £22 for the hall and £41 for the stairs lists at £63, so it’s charged at the £67 minimum. Put the landing in at £9 and the bill is £72. There’s more on carpet cleaning elsewhere on the site.
Weekly cleaning and the trains
We have a few weekly and fortnightly customers in Southwater, mostly families where someone commutes by train from Horsham or from Christ’s Hospital, the station on the town’s southern edge. Regular visits cost £23 an hour weekly or £24 fortnightly, and you keep one cleaner. For a typical estate house three hours works once things settle, though the first visit always runs over.
Southwater usually shares a day with Mannings Heath, so being flexible about the morning gets you in sooner. Call 020 8077 6947 any day between 8am and 7pm. All prices are on the price list.
Questions we get asked
Do you charge to travel to Southwater?
No. It’s three miles down the A24 and on a route we drive anyway. Prices are the same everywhere in RH12 and RH13.
What’s a two bedroom move-out clean in Southwater?
£243, agreed before we start. Having the oven cleaned adds £31; carpets done on the same visit begin at £29 a room.
Do you clean the older village houses too?
Yes. The cottages take longer for the same number of bedrooms, mainly in the kitchen, and we’ll mention that when quoting. On a move-out the price is the same either way.
When should I book a summer check-out?
Three or four weeks ahead if possible. Lets here turn over between June and September and the Fridays fill first. Ring when your date is confirmed.
You can also ring 020 8077 6947, any day from 8am.
