Warnham is a small village north-west of Horsham in RH12, with its own station on the Arun Valley line where trains stop on request. It’s a short drive and we’re there most weeks. Village prices match the town, so a single oven is £77, a 90cm range £143 and a two bedroom move-out £243.
Older houses and stone roofs
Housing here is older than the Horsham average: cottages, brick and tile pairs, a few converted farm buildings, and some roofs in Horsham stone slabs. Those slabs are brittle, so on these houses the outside glass is cleaned from the ground, and the deep-set windows get a full clean from inside.
What people book in Warnham
Oven cleaning comes top, and more of it is range cookers than built-in singles. A 90cm range and a two oven AGA are both £143; the AGA has to have cooled completely, so turn it off the previous evening. Next comes weekly cleaning at £23 an hour, then the odd move-out clean on a let cottage. Village lets turn over slowly, so a check-out here is usually a house someone lived in for years, and the kitchen shows it.
One round with Slinfold
Warnham shares its days with Slinfold. If you can take a morning that fits the round, we can usually come sooner than if you need one particular date. The price is the same either way. The mileage is our problem, which is why village addresses aren’t charged differently.
Barn conversions
A converted barn is a different job from a cottage. High ceilings, exposed beams collecting dust along every edge, a woodburner spreading fine ash across the floor, and windows you can only reach from a tower. We clean everything within reach of the floor or a two-step, beams included where they come low. Hourly work in a building like that takes longer than the bedroom count suggests, so we like to see it once before agreeing a weekly booking.
Hard water
Water here comes off chalk at about 225 ppm. Your kettle will have told you already. In a village house that hasn’t been descaled for a few years, the shower screen and taps take more time than the rest of the bathroom put together, and we’d rather say that before quoting hours. Scale needs an acid product and time to work.
Getting in
Parking on the drive or the lane is no trouble. Doors sometimes are: back doors on older cottages swell in wet weather, and some front doors haven’t been opened since summer. Leave us the one that works. Prices are on our prices page, or ring 020 8077 6947, 8am to 7pm.
Questions we get asked
Is there a charge to come out to Warnham?
No. The village is on a regular round with Slinfold, so prices match the town. A single oven is £77 in both.
Can you do a range or an AGA?
Yes: £143 for either a 90cm range or a two oven AGA. The removable parts come off and soak while we hand clean the cavity and door glass. Switch an AGA off the evening before.
Can I pick my day?
In town, usually. In Warnham it depends on the round, since village work is grouped on shared days. Ask and we’ll tell you what’s actually available.
Do you clean outside windows?
Yes, the ground-floor glass. Some older houses here have Horsham stone roofs that can’t take a ladder, so upstairs outside glass is one for a window specialist.
