Seven days, 8am–7pm

An end of tenancy clean in Horsham costs £156 for a studio, rising to £425 for four bedrooms, and the figure is agreed on the phone before we book you in. It covers the whole property as it stands on the day you leave. Ovens and carpets are separate add-ons, priced below, so you can see the full total before committing to anything.

Property Price
Studio £156
1 bedroom £207
2 bedrooms £243
3 bedrooms £339
4 bedrooms £425
Add-on Price
Oven, done with the move-out £31
Carpet, per bedroom £29
Stairs, per flight £35

A worked example: a two bedroom flat by the station with the oven done is £243 plus £31, so £274 in all.

Why a band and not an hourly rate

The clean gets judged against the check-in inventory. If we charged by the hour, every minute spent on a grubby bathroom would land on you, and you didn’t write the inventory. With a band, the time risk sits with us. A spacious two bedroom and a cramped one pay the same £243. The one thing that moves the figure is a property quite unlike your description on the phone, and we’d raise that before anyone got started.

Room by room, what gets done

In the kitchen every cupboard is emptied and wiped inside, outside and along the top edges. The fridge and freezer get cleaned out, provided the freezer was switched off the night before to defrost. We pull the drawer out of the washing machine, clear the filter and wipe round the rubber seal. Bathrooms get descaled, which on Horsham water takes a while. After that it’s the rest of the house: skirting boards, door frames, light switches, behind radiators as far as a brush will reach, inside wardrobes, window frames and their tracks, and the inside of every pane. Floors come last so nobody walks across a clean one. A loft conversion let as a bedroom counts as a bedroom. Extra bathrooms don’t change the band.

Adding an oven, a hob or the carpets

The oven always goes on as a line of its own, £31 when it comes with the move-out; the racks and trays are taken out to soak while somebody works the cavity by hand (there’s more on the oven cleaning page). Stripping a hob down is £23 for ceramic or £28 for gas, and an extractor with its filters out is £28. Tell us on the call which cooker you have. Half seven on handover morning is a poor time to find out it’s a double.

Carpets are left out of the band on purpose, because plenty of the flats in the middle of town have wooden floors throughout. Booked with the move-out they cost less than on their own: £29 a bedroom, £36 a living room, £47 for a knocked-through pair of receptions, £35 a flight, £20 for the hall, £8 for the landing, and £29 or £42 for a rug. Add up a three bedroom semi in Roffey: three bedrooms, the hall, the living room, the stairs and the landing come to £186 on top of the £339 band, so £525 in all. Better to know that now. Drying times are on our carpet page.

Keys, agents and office hours

A lot of Horsham tenants commute to London or Gatwick, and most lets are handled by agents on the High Street. So on a typical check-out the key leaves an agent’s cabinet in the morning and has to be back before they lock up. That matters more than the date printed on your tenancy. For a Friday handover, book a morning start; a clean finishing at half four leaves nobody time to return the key. If you still have your own key, a Saturday or Sunday is fine and costs exactly the same, since one rate applies between 8am and 7pm, weekends included.

Limescale is the first thing a clerk photographs

Horsham water comes off chalk and measures around 225 ppm, well into the hard range. Scale is mineral stuck to a surface. Scrubbing barely touches it. An acid descaler left to sit does the work, and that waiting time is built into the band. Clerks go straight for the shower screen, the base of the taps, the shower head and the toilet bowl because scale shows up so clearly in a photo.

A listed house and a new build pay the same

A Georgian or Victorian house off The Causeway often has a chimney breast in the kitchen, a larder, and a freestanding cooker older than the tenancy. A newer house at Wickhurst Green or on the Southwater estates has a built-in single oven at eye level, fitted carpet over chipboard and a drive. Both are £339 at three bedrooms. The older one can take a couple of hours longer, and carrying that is our cost. We ask what sort of house it is so we can plan the start time, and for no other reason.

On the day

Please leave the water and electricity on. A surprising number of people take the final meter reading on a Thursday and book us for the Friday, and then there’s no hot water and nowhere to plug in. Empty rooms help too, though we can work round a few boxes.

Windows and glass

Every pane is cleaned on the inside along with its frame and tracks, and the ground-floor glass gets done outside as well. On the older Causeway and Carfax houses the sashes sit deep in the walls, so we give those runners extra time with a narrow brush.

If something is marked down

Call 020 8077 6947 within 48 hours and we’ll send someone back to redo it free, without paperwork. Ask the clerk for the actual report and send it over, since agents passing on a complaint rarely say which item was flagged.

The same bands apply everywhere in RH12 and RH13, from flats near the station to the semis in Roffey and the estate houses at Broadbridge Heath. All the figures are on our prices page. Ring between 8am and 7pm, or send your postcode through the form and we’ll call back within the hour.

Questions we get asked

What does end of tenancy cleaning cost in Horsham?

Studio £156, one bed £207, two beds £243, three £339, four £425. The oven goes on top for £31, so two bedrooms with the oven cleaned totals £274.

Does the band cover the oven?

No. The oven is always added separately, and next to the band it costs £31. A full hob strip is £23 for ceramic or £28 for gas, and an extractor £28, if you want those done as well.

The agent has the keys. Does that change anything?

Only the timing. Most Horsham lets go through High Street offices, so book a morning slot and there’s time to return the key before they close. If you hold a key yourself, any day of the week works.

How long does it take?

Two cleaners usually need five or six hours for a two bedroom, and around half a morning for a studio. A Victorian three bedroom near The Causeway with two bathrooms and years of scale can fill a whole day, which is why we ask about condition.

Is a weekend check-out dearer?

No. It’s one rate from 8am to 7pm, seven days, with nothing added for the villages. The Fridays at the end of each month book up first, so call as soon as your date is confirmed.

Will you clean the outside windows?

Yes, the ground-floor glass, on top of every pane inside. Many older Horsham houses have stone slab roofs that can’t take a ladder, so upstairs outside glass goes to a window specialist.
