We do six kinds of work in and around Horsham, and each has a published price. You get the figure on the phone, nobody needs to visit first, and the price doesn’t grow once the van arrives.

End of tenancy, priced on bedrooms
Studio £156. One bedroom £207, two £243, three £339, four £425. The band pays for the property to be brought up to the standard in your check-in report. Cupboards are emptied and cleaned inside and on top. The fridge and freezer are done once they’re switched off and defrosted, and the washing machine has its drawer, filter and door seal cleaned. Bathrooms are descaled. Then come skirting boards, door frames, switches, wardrobes, window runners and inner glass. Floors are done at the very end. Loft bedrooms count as bedrooms, and a second or third bathroom doesn’t alter the band. The oven is always an add-on, £31 next to the band, and carpets are extra too, at a lower rate than when they’re booked on their own. Both are covered on the end of tenancy page.
A move-out and a deep clean are priced differently
People mix these up on the phone most weeks. A move-out is inspected against a clerk’s paperwork, so we take on the risk of it running over and charge a fixed band. A deep clean has no paperwork at all: you decide when it’s done, which makes hours the fair way to charge and a team the practical way to work. Sometimes a caller asks for a deep clean when the real issue is a year of things slipping. The cheapest fix then is often one team visit followed by a weekly slot to keep on top of it. We recommend it anyway, though it earns us less.
Carpets
Bedrooms £36, living rooms £43, joined receptions £61, £41 a flight and £35 or £51 for a rug up to or over 3 sq m. You’ll find two other methods sold locally. A rotary bonnet buffs the top of the pile and looks great for a couple of weeks. Dry powder is brushed in and vacuumed off and only gets part of the way down. Neither shifts the grit at the bottom that wears the fibres out. Hot water extraction is slower and wetter, and it actually removes the dirt from the house.
Ovens, hobs and hoods
Single ovens £77, doubles £110 and single wide ovens £114. A 90cm range or a two oven AGA is £143, a hob £23 (ceramic) or £28 (gas), and an extractor £28. Everything removable, from the shelves and runners to the fan cover, comes out for a soak. Everything else is scraped, gelled and hand cleaned: the inside, the seals and the inner door glass if the panes separate. Nothing is left on the enamel to bake on, so dinner that night is fine. An AGA should be off from the evening before. Self-cleaning liners get hand work alone. The oven page has more detail.
Housework by the hour
Weekly visits are £23 a cleaner-hour and fortnightly ones £24; three hours, our shortest regular visit, is £69 or £72. No call out fee and no contract. The same cleaner stays with your house as long as the rota allows, since a cleaner who knows the house works faster. Ironing is £12 an hour on top of the cleaning time, so the bathrooms keep their full share. In Horsham, the thing that decides how long a visit takes is the limescale in the bathrooms, more than the number of bedrooms. See regular cleaning for what a visit covers.
How deep clean prices add up
£26 for every hour each cleaner is on site, £30 for machines and products, and never fewer than two people or three hours. On that basis two cleaners cost £186 for three hours, £238 for four and £290 for five. Three cleaners cost £264 for three hours, £342 for four and £498 for six. The £498 job strips a whole house between breakfast and teatime and is the biggest we list. If you put out your own vacuum and products, the £30 comes off. More on the deep clean page.
Sofas, mattresses and curtains
Two seater sofas are £57. Armchairs £33, mattresses £35, dining chairs £13. For curtains it’s £42 for a long drop and £35 for a short one, cleaned while hanging so they don’t shrink above the sill. The long ones mostly come from the tall sash windows in older houses near The Causeway. We use a small hand tool, worked lightly so more water comes out than goes in. Anything bigger than a two seater is priced once you describe it, since the arms and fabric decide whether it takes an hour or an afternoon. Leather is cleaned and conditioned by hand, with no machine.
Same band, different day
Picture two three bedroom houses. One is off The Causeway: Victorian, listed, a chimney breast in the kitchen, a larder, deep sash windows and a freestanding cooker in the recess. The other is at Wickhurst Green, a recent build with a standard kitchen, one built-in single oven at eye level and fitted carpet on chipboard upstairs. Both are £339 for the move-out, both £29 a bedroom for carpets done with it, both £31 for the oven. The estate house usually finishes about two hours sooner. That difference is ours to absorb.
Five local things that shift a start time
- The Carfax markets on Thursdays and Saturdays, about 9am to 5pm, with over 40 stalls on a Saturday. The carriageway closes, so town-centre jobs on those days start early or late.
- Keys held by High Street letting agents, which ties most check-outs to office hours whatever date is on the tenancy.
- Hard water at roughly 225 ppm off the chalk. Descaling time is in the quote from the start.
- Horsham stone roofs on the old houses. They’re brittle, so outside glass on those houses is cleaned from the ground.
- Drives on the estates at Broadbridge Heath, Wickhurst Green and Southwater, where there’s nothing to plan around and we can start earlier.
One price list for the whole round
Prices don’t change between the town and any of the six villages and suburbs we cover; our areas page shows what each place tends to book. The full list, including the £67 minimum on one off jobs, sits on the prices page. A person answers 020 8077 6947 between 8am and 7pm, seven days.
Questions we get asked
My tenancy ends soon. What should I book?
The move-out clean: banded by bedrooms, £156 up to £425, and checked against your inventory. Carpets and the oven go on as separate lines if you want them.
Can one visit cover two jobs?
Often, and it tends to be cheaper. The oven parts can soak while the carpets are being cleaned, and you only need to reach the £67 minimum once.
Are Sundays or evenings more expensive?
No. It’s one rate from 8am to 7pm, seven days a week, with no call out fee and no charge for village travel.
Is upholstery on the list?
Yes, by the item: two seater sofa £57, mattress £35, armchair £33, dining chair £13. Hanging curtains are £42 long or £35 short. Bigger sofas get a figure once described.
How much to clean all the carpets in a house?
We add it up room by room. Three bedrooms (£108), a hall (£22), a living room (£43), a flight of stairs (£41) and a landing (£9) come to £223. We’ll do the sum with you on the phone.
